One of the decisions a Landlord has to consider is whether to let their property furnished or unfurnished. Currently there is demand for both and with property sales in a slump with the current climate, more and more people are opting to let rather than buy, the rental market is very bouyant.

Unfurnished properties

If these are supplied with curtains, floor coverings and light fittings, they can prove popular for tenants who are already moving from an unfurnished property, they will probably have their own furniture and if they are going to the trouble of moving their furniture and items in, they are usually making a commitment to stay, due to the upheaval and cost of moving fees etc.

 

Furnished properties

Appeal to a variety of tenants and can increase your monthly rental, proving popular is a clean contemporary look, tenants prefer not to have to live with landlords' previous possessions. Neutral colours can make any property appear spacious and if the look is right, the tenants can easily imagine just moving straight in.

Furnished Property can appeal to:

  • Corporate and Company Lets, for professionals working on secondments choosing to rent instead of staying in hotels.
  • Professional couples starting out, if furniture is supplied they can minimise their initial outlay;
  • First time Tenants, these usually have very little in the way of furniture and find furnished properties appealing as they have lower costs at the start of the tenancy.
  • Couples who split or get divorced, or have a change in circumstances often look for fully furnished accommodation.

 

What is furnished?

 

It depends if the property is fully furnished or part furnished, for fully furnished properties, usually a tenant will expect

  • Curtains, floor covering and light fittings throughout
  • White goods in the kitchen including fridge/freezer, cooker

          or hob and oven, washing machine and dishwasher

  • Sofas, coffee table and storage in the lounge
  • Table and chairs in the dining room
  • Towel rail, toilet roll holder, shower or bath, or both in each bathroom
  • Beds and storage in each bedroom
  • Patio set in the garden

 

For partly furnished accommodation, carpets or flooring, curtains and blinds, white goods, table and chairs, sofa.  

 

Any furniture and furnishings should be of reasonable quality to allow for wear and tear, all furniture must have the appropriate labels for Fire Safety regulations.


A full inventory and photographs are taken on all furnished properties.

 

In addition to improving rentability on certain properties, there are some Tax advantages for renting a furnished property, depreciation on furniture and property items can reduce tax payments.
