To apply for a Bond Free Property, as a new Tenant, just see the check list below.

• Have you rented a property for a minimum period of 12 months.
• Can you supply details of your rent being paid on time, in accordance with your Assured Shorthold Tenancy Agreement?

• Have you taken care of the property as laid out in your inventory?
• Can you supply a current landlord reference from a reputable registered Landlord or Agent?
• Do you have a clean credit history?
• Have you passed a credit check with your current landlord or agent?
• Do you know a person who has lived in the local area for over 3 years, who will supply a character reference for you? 
• Have you been employed with the same employer for a minimum period of 12 months or more?

Go Bond Free once you have lived in the property for a period of 12 months or more.

If you have rented your property with Orchard Group for 12 months or more since and you have;

• Kept your rent up to date since your tenancy began.
• Maintained your property to as stated on your inventory.
• Adhered to the terms and conditions laid down in your Assured Shorthold Tenancy.

You could be eligible to go bond free, this means you could release your bond and have it paid back to you.
