12-17 Ulster Terrace. Phase 1
We have successfully completed Phase 1 at 12-17 Ulster Terrace, located in Regent's Park, London. This 2,561.sqft CAT A fit-out was both a rewarding and challenging project.
The building is a Grade 1 listed structure encompassing the ground and lower ground floors of 12-17 Ulster Terrace, a four-storey building with a ground plus three upper floors. The site is a mixed-use building, featuring commercial floorspace on the ground and lower ground levels, and residential dwellings introduced on the first floor. This setting presented numerous challenges, particularly with existing services running through the building’s fabric, which needed careful identification before isolation and removal.
Situated at the southernmost section of the Outer Circle that encloses Regent’s Park, Ulster Terrace is the sixth terrace along the Outer Circle from the intersection with Park Square West. It is part of a row of eight large four-storey terraces designed by John Nash. Pedestrian access to the site is via Ulster Terrace and Park Square West, with no alterations proposed to the existing access.
For the fit-out, we undertook several key tasks. New flooring was installed throughout the site, and we built new partitions, along with decorating the walls and existing windows. Extensive ceiling works were carried out, which included the installation of mechanical systems and lighting. Additionally, we added a new teapoint and WCs, enhancing the functionality and comfort of the space.
This phase marks a significant step in our project, overcoming the complexities of working within a Grade 1 listed building while delivering high-quality commercial and residential spaces.
