12-17 Ulster Terrace. Phase 2

Following the success of Phase 1, Orchard is proud to announce the completion of Phase 2 at 12-17 Ulster Terrace, a prestigious Grade I listed building in Regent’s Park, London. This 1,722-square-foot CAT A fit-out was both a rewarding and challenging endeavour, demonstrating our commitment to delivering high-quality results even in the most complex settings.

The project involved the refurbishment of the ground and lower ground floors of 12-17 Ulster Terrace, part of a historic four-storey building designed by the renowned architect John Nash. The site features a mix of commercial spaces on the lower levels and residential dwellings above, which required meticulous planning to manage the existing services that ran through the building’s fabric. These services had to be carefully identified, isolated, and removed without compromising the structure’s integrity.

Located on the southern edge of Regent’s Park, Ulster Terrace is one of eight grand terraces that form a distinctive row along the Outer Circle. The building’s historical significance and architectural heritage added layers of complexity to the project, particularly in maintaining the original features while introducing modern amenities.

For the fit-out, our team undertook several critical tasks to enhance the building’s functionality and aesthetic appeal. We installed new flooring throughout, constructed new partitions, and carried out extensive ceiling works, which included the installation of mechanical systems and lighting. The existing windows and walls were carefully decorated to preserve the building’s historic charm. Additionally, a new teapoint and WCs were installed, providing modern conveniences while respecting the building’s heritage.

This phase marks a significant milestone in the overall project, successfully blending the old with the new and overcoming the unique challenges of working within a Grade I listed building. The completion of Phase 2 not only enhances the commercial and residential spaces within 12-17 Ulster Terrace but also contributes to the ongoing preservation and revitalisation of one of London’s most iconic areas.
