6-8 Luke Street, London

We are pleased to announce the successful completion of our latest project at 6–8 Luke Street, a 11,066 sq ft scheme delivered in collaboration with Workman. A huge thank you goes to everyone involved in bringing this ambitious refurbishment to life.

The project commenced in March 2024 and reached completion at the end of August 2025, moving into September, and involved a full shell and core strip-out followed by a complete refurbishment of the building. The works included the full replacement of windows and curtain walling, the creation of a new dedicated ground floor entrance, and the installation of new structural steelwork across the ground and basement levels. The building also benefits from new wall linings, suspended ceilings and raised access flooring throughout, alongside a full M&E installation, a new security system and a new passenger lift serving all floors.

At roof level, the programme delivered a roof overlay with a green roof substrate, a new plant enclosure and photovoltaic panels. All floors were provided with new WC facilities, including a wet room and shower at basement level. New entrance screens now separate the tenant and landlord demises, whilst internal and external decorations, internal planting and feature lighting in reception help create a modern and welcoming space. Levels one, two and three have been finished to a high-quality CAT A+ standard, ensuring the building is ready for occupation.

Sustainability and performance were central to the design and delivery. The scheme is targeting a BREEAM Very Good rating, an EPC B+ certification and has achieved an Excellent score under the Considerate Constructors Scheme.

The project was not without its challenges. A significant amount of concrete had to be removed from the old plant on the roof, which required materials to be hand-balled down to ground level. In addition, the former car lift contained a substantial concrete upstand that could not be reached by machine, necessitating two weeks of shift work to break it out by hand, with all materials once again moved manually down through the building.

Despite these logistical hurdles, the project has been delivered to the highest standard, transforming 6–8 Luke Street into a modern, efficient and sustainable workspace fit for the future.
