Progress: Unit 1, Shellbank Estate, Dartford

A major renovation and redevelopment project is well underway at Unit 1 of the Shellbank Estate, marking a significant step forward in revitalising this key industrial site. The extensive works, which commenced earlier this year, are transforming the unit into a modern, functional space designed to meet contemporary standards and accommodate future tenants or owners.

Among the most notable advancements, contractors have completed the creation of new openings for curtain walling, a sleek and energy-efficient glazing system that will enhance both the aesthetic appeal and insulation of the building. These openings, now fitted with wind braces for added structural integrity, are part of a broader effort to modernise the unit’s exterior. Roof stripping has also been finished, paving the way for the installation of a brand-new roof that promises improved durability and weather resistance. Alongside this, new guttering systems are being installed, and brickwork across the site is undergoing a thorough cleaning to restore its original condition.

Inside, the transformation is equally impressive. Workers have constructed new entrance openings to improve accessibility, whilst the installation of timber joists is supporting the development of a contemporary office pod. This pod, currently in its early stages, has seen the boarding of walls and ceilings, as well as the completion of first-fix electrical work, laying the groundwork for a fully operational workspace. A new office area and modern toilet facilities are also taking shape, ensuring the unit will cater to a range of practical needs.

Infrastructure upgrades are another key focus of the project. New drainage connections and water supply lines have been established, enhancing the site’s utility systems. Meanwhile, slab repair works are addressing foundational issues, and internal cladding is being applied to improve both the interior finish and insulation. Vents that are no longer required have been bricked up, streamlining the building’s design, whilst decorative finishes are being added to the steel framework, blending functionality with visual appeal.

The project is progressing on multiple fronts simultaneously, with first-fix electrical installations nearing completion and new brickwork cleaning enhancing the external façade. These efforts reflect a commitment to quality and sustainability, ensuring that Unit 1 will stand as a revitalised asset within the Shellbank Estate for years to come.

Local stakeholders have expressed optimism about the development, noting that the upgrades could attract new businesses to the area, boosting economic activity in Dartford. Whilst no official completion date has been announced, the rapid pace of progress suggests that Unit 1 will soon be ready to serve its next purpose, whether as a commercial hub, office space, or industrial facility.
