A significant transformation is underway at Unit B2 on Fawsley Drive, Daventry, as a comprehensive redevelopment project kicks off. Spanning an impressive 184,474 square feet, the initiative promises to modernize the facility with a focus on sustainability, functionality, and aesthetic appeal.
The ambitious scope of works includes a complete strip-out of the existing mechanical and electrical (M&E) systems, followed by the installation of state-of-the-art replacements. New LED lighting will illuminate the entire premises, enhancing energy efficiency and visibility. The upgrades extend to the washroom facilities, with full refurbishments featuring modern IPS (Integrated Plumbing Systems), vanity units, and new sanitaryware.
Aesthetic and practical improvements are also on the agenda, with fresh decorations throughout and updated floor finishes. The project includes the replacement of the passenger lift, ensuring accessibility and reliability for future occupants. In the warehouse area, all dock levellers and roller doors will be replaced, alongside targeted floor repairs to improve operational efficiency.
Outside, the redevelopment will expand the yard area to create five additional parking spaces, addressing growing demand. Concrete repairs will enhance the yard’s durability, while roofing works will see a complete re-skin of the outer roof sheets, new gutter liners, replacement skylights, and cladding repairs to bolster weather resistance and structural integrity.
Sustainability is a cornerstone of the project, with the installation of photovoltaic (PV) solar panels on the roof and electric car chargers to support green energy initiatives. The development is targeting a BREEAM Excellent rating, a globally recognized standard for sustainable building design, reflecting its commitment to environmental responsibility.
Registered with the Considerate Contractors Scheme, the project team is dedicated to minimizing disruption to the local community while delivering a high-quality result. The redevelopment of Unit B2 is set to breathe new life into this key industrial space, blending modern innovation with eco-conscious design.
