Unit 4, Canbrook Way, Solihull
A significant refurbishment project at Unit 4, Canbrook Way, Solihull has been successfully completed, delivering a fully modernised industrial facility spanning 54,142 sq ft. The works were completed within an impressive 16-week programme, in partnership with Helme + Partners.
The extensive scope of works included both structural and aesthetic upgrades, ensuring the building is future-ready and sustainable. Key elements of the project included:
Demolition & Preparation – Removal of tenant-installed office space, partitions, fixtures and fittings.
Roof & Building Envelope – Cut-edge corrosion protection to roof sheets, skylight refurbishment, full internal and external roof and cladding cleaning, plus strengthening works to support photovoltaic (PV) panel installation.
Sustainability & Energy Efficiency – Installation of EV charging points, a full PV panel system, individual circuit metering, surge protection, and leak detection technology across plumbing.
Mechanical & Electrical Upgrades – Refurbishment of electrical and mechanical systems, AC testing and commissioning, and new tea points for staff facilities.
Accessibility & Facilities – Installation of ground and first floor DDA-compliant WCs, new IPS panels, sanitary ware upgrades, and improvements to passenger lift access.
Repairs & Finishes – Refurbishment of sectional doors, fire exits, glazing, curtain walling, cladding, and symphonic rainwater systems. Internal works also included new floor finishes, concrete slab repairs, and decorative upgrades throughout.
External Works & Landscaping – Hardstanding repairs, replacement of crash protection barriers, soft landscaping, drainage improvements, and renewal of thermoplastic lining across both car parks.
The project achieved an excellent score under the Considerate Constructors Scheme and is firmly on track to secure a BREEAM Excellent rating, underscoring its sustainability credentials and alignment with best practice in modern construction.
