Luke St Delivers BREEAM ‘Very Good‘

We are proud to announce that 6–8 Luke Street has officially achieved a BREEAM Very Good rating, marking a major milestone in the successful completion of this ambitious refurbishment project.

Delivered in partnership with Workman and completed in August 2025, the 11,066 sq ft scheme transformed the existing building into a modern, efficient, and sustainable workspace designed to meet the demands of today’s occupiers.

The project involved a comprehensive shell and core refurbishment, including a full strip-out and complete replacement of the building’s windows and curtain walling. Extensive structural alterations were undertaken with the installation of new steelwork, alongside a new entrance, upgraded M&E systems, and enhanced internal finishes throughout.

Further improvements included raised access floors, suspended ceilings, a new lift installation, upgraded WC facilities on every floor, and the addition of a dedicated wet room. Each floor was delivered to a high-quality CAT A+ specification, creating flexible and contemporary office accommodation.

Sustainability and environmental performance were central to the project’s vision. The roof was significantly enhanced with the introduction of a green roof, photovoltaic (PV) panels, and a new plant enclosure — contributing to the building’s improved operational efficiency and environmental credentials.

In addition to securing a BREEAM Very Good rating, the development also targeted an EPC B+ rating and achieved a Considerate Constructors “Excellent” score.

The refurbishment presented several complex logistical challenges throughout construction, including the manual removal of heavy concrete elements from both the roof and basement areas. Despite these constraints, the project team successfully delivered a high-performing workspace that combines modern design, sustainability, and functionality.

This achievement reflects the collaborative effort, technical expertise, and commitment to quality demonstrated by everyone involved in the project. We are delighted to see 6–8 Luke Street brought back to life as a future-focused commercial building ready for its next chapter.
