Kierbeck Business Park, Basildon
The extensive redevelopment of Kierbeck Business Park in Basildon has been completed, transforming the 184,999 sq ft site over 67 weeks. This significant project was carried out with the support of Petchey Holdings, whose collaboration and commitment were instrumental in bringing the vision to life.
A huge thank you is extended to everyone involved in the project for their dedication and hard work, ensuring the success of this major undertaking. The completed redevelopment not only revitalises the space but also introduces a wide range of modern upgrades to meet the evolving needs of businesses.
Key elements of the redevelopment include:
Complete re-roofing of four large warehouse units using high-performance composite materials: The roofs of the four large warehouse units were entirely replaced with advanced composite materials. This upgrade provides improved insulation, weather resistance, and energy efficiency, ensuring the buildings are well-suited to meet modern operational needs. The new roofing also extends the lifespan of the buildings and reduces long-term maintenance costs for future tenants.
Installation of new composite cladding: The external appearance of the buildings has been significantly enhanced through the installation of new composite cladding. This not only improves the aesthetic appeal of the business park but also increases thermal efficiency, helping to maintain optimal temperatures inside the units. The cladding is durable and low-maintenance, ensuring the buildings remain in excellent condition for years to come.
Demolition and strip-out of outdated internal structures: A comprehensive demolition and strip-out of existing internal structures was carried out to make way for a more modern and flexible layout. This process involved removing obsolete fittings, fixtures, and internal walls, clearing the space for new design elements that would better serve the needs of prospective tenants. The work ensured that the units could be adapted for a variety of different uses, allowing for greater flexibility.
Subdivision of three major warehouse units into twelve smaller units: To accommodate a range of business sizes and requirements, three large warehouse units were subdivided into twelve smaller, more versatile units. Each of these new units has been equipped with independent water, power, and telecom supplies, giving future tenants the flexibility to customise their spaces. This subdivision makes the park more accessible to a wider range of businesses, from smaller enterprises to larger organisations.
Groundworks, trenching, and concrete yard repairs: Significant groundwork was undertaken to prepare the site for its future use. This included trenching and repairs to the concrete yard, ensuring a robust and durable surface for vehicles and heavy equipment. The improvements to the yard’s infrastructure also enhance accessibility, providing a safer and more efficient environment for businesses operating on the site.
Installation of new steel-framed office and WC blocks within each unit: As part of the redevelopment, new steel-framed office and WC blocks have been installed in each unit. These purpose-built additions provide tenants with modern, functional office spaces and facilities within their own units, making it easier to run operations without the need for external amenities. The design maximises space and ensures that the working environment is comfortable and efficient.
Full mechanical and electrical installations: Each unit has been fully equipped with new mechanical and electrical systems, including heating, ventilation, and air conditioning (HVAC), along with electrical wiring and lighting. This ensures that the units are ready for immediate use, with all essential utilities in place. The installations meet modern standards for efficiency and safety, ensuring the spaces are well-equipped to support a range of business activities.
Comprehensive interior decoration: The interior of each unit has been carefully decorated to provide a modern and welcoming environment for potential tenants. The decorations offer a clean, contemporary finish, creating an inviting atmosphere that businesses can immediately make their own. This attention to detail adds significant value to the space, making it ready for occupancy without the need for extensive fit-out work.
Installation of EV charging points throughout the business park: In a move towards sustainability, EV charging points have been installed throughout Kierbeck Business Park. This addition supports the growing demand for electric vehicles and ensures the site is future-proofed for tenants with eco-friendly transport needs. By providing convenient charging facilities, the business park positions itself as a forward-thinking location, catering to the increasing adoption of electric vehicles and contributing to a greener, more sustainable future.
With the redevelopment now complete, Kierbeck Business Park is primed to welcome a wide range of tenants into its newly upgraded, energy-efficient units, supporting continued growth and opportunity in Basildon’s industrial landscape.
