Unit 2 Nucleus, Park Royal

The refurbishment of Nucleus, Park Royal (Unit 2) has now been successfully completed, delivering a modernised 14,300 sq. ft industrial unit with sustainability, quality, and long-term performance at its core.

Delivered in collaboration with project partners @quartz_project_services, the project focused on upgrading the existing asset to meet contemporary operational, environmental, and occupier requirements. The refurbishment enhances both the building’s functionality and its environmental credentials, ensuring it is well positioned for future use.

The comprehensive scope of works included targeting BREEAM “Very Good” certification and enrolment in the Considerate Constructors Scheme, reinforcing a commitment to responsible construction practices. Sustainability-led upgrades were complemented by key infrastructure improvements such as EV charger installation, M&E upgrades to improve EPC performance, and the removal of gas mains.

Internally, the project involved a full strip-out of mezzanine offices and dilapidation works, alongside improved welfare and amenity provisions. These enhancements included a new ventilation system to W/Cs, shower installations, and the addition of new tea point facilities, all designed to support modern occupier wellbeing.

Externally and from a safety perspective, works included a complete roof and cladding clean and the installation of new fire doors, ensuring the building meets current compliance and safety standards.

This project demonstrates how a well-considered refurbishment strategy can successfully extend the life of an existing asset while aligning with modern sustainability expectations and occupier needs.
